Park @ 201

To help meet the growing need for housing in the downtown Iowa City area, the Moen Group has built a brand-new building that is prominently located on the city’s beloved pedestrian mall. This modern building stands 13 stories tall, with commercial rental spaces occupying the fourth floor and below.  The upper floors of the building are modern condos with floor to ceiling windows offering spectacular views of the City and surrounding areas.  Occupying the twelfth and thirteenth floors are luxurious penthouse suites.

MECHANICAL

To meet the goals of the project , MODUS designed several electric heating and air conditioning units that are distributed throughout the building.  The condo floor plans were designed to meet the code requirements for natural ventilation, and the first floor salon space was provided with an energy recovery ventilator (ERV) to meet the more demanding ventilation needs of the space.  This ERV meets the salon’s needs for fresh air and exhaust to manage smells and vapors created during the hairstyling process.  Due to the building’s height of nearly 160 ft. variable speed pressure boosting systems were used to maintain desirable water pressures on the upper floors of the building.

LIGHTING AND ELECTRICAL

Lighting design at Park @ 201 has been carefully integrated into the overall aesthetic of the building.  LED lights articulate the façade at the lower level exterior of the building, and interior lighting has been carefully designed to add style to the tenant spaces and a glowing quality when viewed from the street below.

Each tenant space is provided with the flexibility of choosing from a variety of internet and television service providers. All of the units are pre-wired for these services and designed for easy implementation of home Wi-Fi systems.  Access to the building is controlled by an electronic security card access system.  Life safety systems in the high-rise building (such as the fire protection systems, egress lighting, and evacuation elevator) are powered by a roof-mounted emergency generator to enhance the safety of all building occupants.
